The Sandpiper (A Coastal Classic)

Our Charleston style"Sandpiper" house plan captures the classic grace and simplicity of "Lowcountry" residential architecture. Raised off the ground to allow for tidal surges in hurricane conditions, the house has a commanding presence. This has the added benefit of allowing for covered parking below with room for boat storage, and multiple cars. Arched louvers allow water to flow through if necessary.

 

Graceful white steps lead to the typical Charleston covered porch. The front door with side lights and fan light above make for a welcoming entrance and a bright foyer. Tall "nine over nine" double-hung windows flank the entrance and provide classic symmetry. The exterior is traditional clapboard siding above a stucco lower level. The roof can be typical terracotta colored, standing seam, metal or architectural asphalt in a variety of color possibilities.

 

Designed as a story and a half, The Sandpiper has two floors of living space with total of 2,512 square feet packs a lot of features in a compact plan.

This Is One Efficent Plan!

 

 

Upon entering, one is greeted by an open staircase, wood flooring throughout, and a view through the living area's French doors that open to a covered back porch. To the right a large coat closet serves as potential space for a future elevator to the garage level.

 

The living area is generous with a 10' beamed ceiling, open to the generous kitchen with large entertainment island and breakfast bar. Just off the kitchen, and open to the living area is the dining room with French doors to the covered porch at one end. You could also convert the dining room to a sun room and dine in the great room! Off  the kitchen is a convenient powder room and laundry.

 

A fireplace flanked with tall bookcases anchors the opposite end of the room. Just off the living area is the master suite with its own access to the porch for that morning coffee.  A large master bath and walk-in closet complete the suite.

 

 

The second floor has 9' ceilings with over 7' knee walls at the sides. It sports two comfortable bedrooms, a full Jack and Jill bath, an office/loft area and plenty of closet storage, not to mention ample attic storage as well. Wide dormers front, back and sides allow for plenty of natural light. The open stairwell connects the two floors and visually ties the two together.

If you want to cut square footage, and like this plan, may we suggest that you consider our Sandpiper  2 "alternate" plan with dining in the open living area between living and kitchen. This plan is only 2, 335 Sq. Ft . We made this possible by reducing the 5' wide island to 3' which is still very generous.


Or you may just want to convert the dining room to a sun room off the porch!

 

 

If  you don't need to have the house raised, the "Sandpiper 2" is the same floor plan on crawl space or a smaller footprint with dining in family room.
